Concept:
The project addresses the following strategic issues: the high density proposed for the blocks; the representativeness and identity of the buildings; the open program; the enjoyment of the public areas for the vitality of the surroundings and the reconfiguration of the neighborhood once the project is implemented.
For the high density, we proposed implementing the buildings as linear structures in the direction of the large front square, which, in addition to providing large urban façades, frees up a consistent zone of voids within the blocks - necessary and desirable as a space for public use and a transition zone to the neighborhood - which become gardens for contemplation and welcoming where the internal windows open.
The continuity with the city is understood through the ground and the morphological gradient of the buildings. The buildings were designed to be suspended 12 meters above the ground, creating a void between their pilotis to be occupied by the organic and porous arrangement of the commercial stores on the first floor and by the institutional access floor at a height of 8.00 meters. The accesses to the institutional buildings are always at street level.
Buildings:
For a program defined by a single function - to contain work areas without hierarchies - we thought about building a single, infinite spatial system that could adapt to the volume to be built, allowing for variations in scale and shape. Ideally, we designed a linear structure 890 meters long, 20 meters wide, 3.7 meters high and suspended 12 meters above the ground, to contain the institutional access floor and the retail blocks independently. Its height is variable, depending on the number of floors required for each block, and it is sectioned to adapt to the availability of space within the maximum area to be built.
System of free-spaces:
As a common strategy, we emptied the interior of all the blocks at the permitted limit of occupation, responding both to each one's need for open spaces and articulating a spatial sequence with Princess Isabel Square. For block 48, on the east side, we designed a continuous, linear void between the main buildings, connecting the two side streets up to the pavilions that give access to the institutional floor and, on the opposite side, in blocks 34 and 46, we treated the internal squares as if they were one, mirrored, touching each other across the street.
These blocks connect the two sides of the Plaza Princesa Isabel by one of its projected paths and are crossed by connecting the two sides of the neighborhood. Block 52, which heads the group of blocks on the west side, has a particular solution due to its position, but retains the same concept of the articulating internal void.
